5% Deposit Scheme. The Scheme result is shown only when all eligibility statements are selected. Current Australian Government settings include a minimum 5% deposit for eligible first-home buyers, no income cap, no Lenders Mortgage Insurance under the Scheme, and location price caps. The minimum deposit is based on the value assessed by the participating lender, which may differ from the purchase price. Both purchase price and lender-assessed property value must be within the cap. A lender may require you to contribute more than 5%. Applications must be made through a participating lender, which confirms eligibility and credit approval. Eligible single parents or legal guardians may have access to a separate 2% pathway that is not modelled here.
Investor estimate. The investor result uses a 20% deposit as a planning assumption. This is not a legal minimum or a promise that Lenders Mortgage Insurance will not apply; lender policies, valuation and costs differ.
Buying costs. Transfer duty, registration, conveyancing, inspections, lender fees, settlement adjustments and moving costs are not automatically calculated. Enter the amount you want to keep aside.
